Manager/Senior Manager – Business Development

  • Business Development & Land Acquisition:
    • Evaluating business opportunities involving land acquisition (JV or Outright sale), joint developments (JDs),
      development management (DM) & asset valuation.
    • Conduct a feasibility study to assess the business potential of the land and propose promising land opportunities
      to the management.
    • Actively involved in meeting Developer, Land owners & Property Consultants to know their requirement.
    • Knowing the changes happening in the new CDP and day to day new rules surfacing related to real estate
      industry.

    Leasing:

    • Understand the dynamics of commercial leasing in Bangalore
    • Have fair understanding of ‘Lease Rental Agreements’ & ‘Lease Deeds’, super built-up area, leasable area, carpet
      area etc
    • Maintain good relationship with all leading IPCs like JLL, C&W, CBRE, Knight Frank, and Colliers etc.
    • Should have understanding of fit-outs & related commercials

    Strategic Planning & Market Research :

    • Establishing corporate goals, short term and long term budgets and developing business plans for the
      achievement of these goals.
    • Business planning and analysis for assessment of revenue potential in business opportunities.
    • Knowing the requirement of developers and act accordingly to source land parcels and vice versa.
    • Indentifying the changes in market trends in various industries which help’s in updating the strategic formulation,
      land acquisition, property prices and setting the sales targets.
    • Feasibility analysis and profit analysis for proposed projects by developers.
    • Knowing the demand and supply in the market and forecasting the trends for coming quarters.

    Liasioning:

    • Posses a good knowledge about the process of getting NOC’s & Plan Sanction and the time frame & cost involved
      to obtain the same.
    • Actively involved in getting NOC’s for residential and commercial project from various department like AMSL,
      BSNL, AAI, BWSSB, BESCOM, Fire, Pollution control board, Environmental clearance and plan sanction from
      concern department like BDA/BBMP/BMRDA.
    • Have a good interacting with official in various departments.
    • Developed good network with few strong liasioning persons/companies.

    Relationship with Customer of undergoing Commercial projects:

    • Provide the progress report to the customers of undergoing commercial project.
    • Raise demand note & collect the payment dues.
    • Interact with the project technical team to understand the progress of the project.
    • Regularly following up to nurture relationships.
    • Sending thank-you emails or meeting minutes (MOM) after meetings or discussions.
    • Prepare MIS report for internal Management.
    • Being extremely responsive to client calls and emails

EDUCATIONAL QUALIFICATION

Graduate/Post Graduate with 10-15 years of expertise into real estate industry
